- Develop a Marketing Plan and Determine a Sales Price
Selling a home begins with the presentation of a detailed marketing plan and the presentation of a Competitive Market Analysis (CMA) to help you determine the best sales price. Our detailed marketing plan is customized to every client (download a sample here). The CMA helps to determine what the fair market value of your home is and what it should sell for. If a house is priced too high it wont sell and if its priced too low, you could substantially lower your profit.
- Document All Sellers Instructions and Requests
The next step is to complete a listing agreement. The listing agreement specifies the sellers instructions such as the asking price, details of the house, how to set an appointment to view the home and when it can be viewed. Once the terms have been specified, your property is listed for sale on the Multiple Listing Service accessed by more than 300,000 buyers a year and featured on our website. Did you know that more than 77% of all home buyers begin their search on the Internet? Thats why our website is designed to keep your property front and center.
- Find a Buyer
Stage and advertise your home for sale. If necessary we will arrange for our Interior Designer to stage your property for a quick sale - at no charge! When buyers consider purchasing a property they will set an appointment to view it. In doing so, buyers can not always picture themselves living in the home when it is cluttered or overly decorated. We agree that buyers should be able to overlook this but they dont. Having a home staged or decorated in such a manner that appeals to a wider buying audience makes it that much easier to sell! We will also design custom flyers to provide buyers with pertinent information about your property. These flyers are available in flyer boxes mounted on the for sale sign. Additional flyers are provided to you to distribute in other high traffic areas where potential buyers might be found. Additional customized marketing materials, including video presentations and target advertising such as broadcast e-mails and direct mail-outs can also be provided as detailed in the customized marketing plan.
- Negotiate a Contract
As soon as a potential buyer is found we act quickly to ensure that they are pre-qualified for a loan in the amount of the purchase price. If they are, we use our negotiation skills to secure a contract that achieves the best price, terms and conditions for you, the seller.
